Last summer, we were raising capital for a residential project in Figueira da Foz. One year later, the apartments are almost ready, with construction expected to finish in around three months. This is an important reminder of what execution looks like in real estate. The project moved from a capital plan to visible construction, a short remaining delivery timeline and real apartments preparing to enter the market. For a limited number of units, buyers can still access an exclusive developer discount before deed, subject to availability and final commercial terms. Depending on the buyer’s profile, there may also be a potential IMT purchase tax exemption of up to approximately 6%. This remains subject to Câmara Municipal approval and final legal and tax confirmation. The opportunity is not only about the discount. But well-located, well-structured projects can still hold pricing power. For developers, the lesson is simple: Do not build for hype. Build for real absorption. That means understanding the buyer, the location, the product, the pricing, and the exit before construction begins. The market does not reward every project equally. It rewards the projects that solve a real demand problem.
