25 Calls 5 Follow Ups 1 Under Contract 1 Contract Sent If you are following my "Days of Taking Action" you will realize my last post was 18 days ago. What does that mean? That means I have not done any prospecting in 18 days. This also means I am not running a business yet. When I stop, Work stops. Getting to a point where I can leverage others is the goal but I am not there yet. However I didn't take 2 weeks completely off. - Title work came back on a lead - A seller called back after 4 months. - Negotiations with a seller about 3 properties turned into 2 properties. I will say the snow rolled through and I missed a lead. Seller went under contract with someone else on a 3 property portfolio. That was definitely a kick in the pants to get back on top of things. With the Ice storm passing over, i definitely want to get things back rolling. So following up with leads that I have while getting a deal under contract and sending out a contract on another on. I feel like I am doing this thing backwards, but what can i say, I have to trust my guns and work the process. So far I am working on a personal journey of just being consistent.

This JV deal came to me on the 19th of October closed today on the 28th. Moral of the story. You don’t have to do this business alone and if you stick to what it is that you do best there are ways to outsource what your not good at. Until then don’t loose deals over being greedy or too prideful to ask for help. Real estate is a team sport. Yes we are still closing wholesale deals in Philly 💪🏼

I have to give credit to Rick and Zach because I genuinely wouldn’t be here without them. I moved to Colombia two years ago and had always wanted to get into real estate wholesaling, but I could never fully make sense of it. I watched a ton of YouTube videos from different people, and while there was a lot of information, it always felt like something important was being left out, usually so you’d end up buying a course. Eventually I came across Rick and Zach, and for the first time it felt like someone was giving out the information that was needed to do a deal . I watched every video I could and went through their free course. ADHD has always made it hard for me to get through things like that, but I made it a point to take notes and push myself to finish. At some point I realized I had watched enough videos and it was time to take action. So I did. Every deal I’ve closed has been done virtually from Colombia. I’ve never shown up to a closing, never showed a house in person, and I’ve done it all using free virtual bandit signs on Craigslist , Facebook and Snapchat along with bird dogs. All of this while dealing with depression, anxiety, and living overseas. If I can do it you can too don’t let anything get in the way including yourself
