First Deal Closed!
Finally, Finally closed the first deal! Took 5 months and about 30K calls but id do it all over again. Time to become more efficient and take what I learned to get more. Locked up at $120k, Assigned for $170k, JV'd it and made $30k.

Day 40 Of taking action
I was able to get on the phones today. 38 Calls 25 Address 4 leads 3 conversations 1 offer made 0 contracts I was able to get a few calls made today. It was tough after a while of not cold calling. I wasn't able to get a full hour of calling in today. Had to put together 3 comps on 3 different properties to make offers on 2 tomorrow. Being able to quickly Price Comps, Anchor Price and MAO, and Repair Estimates and now Seller Finance options. All i have to do is pick 4 comps and the Workbook does the rest of the work. Linking these pages together has been a blessing. This page allows me to work out how much cash flow is possible at current and market rate to see what the numbers look. This will help me find another seller finance deal to purchase. Has anyone wholesaled a seller finance deal before? I would like to pick your brain.

Day 37 of taking action (Deal Closed)
The action on this deal started Nov 20th 2024 6 scheduled closes 4 price changes What started as a sell because of a divorce decree Didn't close because of a spiteful ex-spouse Then because of a zoning issue Then, the "owner" died Then became a pre foreclosure. With a closing split between 12 Nov and 26 Nov. Funded 1 Dec 2025 Learned a lot, stayed with it, closed today. Thank you Jesus. +15k

@Brody T Transacting property comes down to having the proper paper work. Getting the seller to cough up the info can be difficult but its necessary when the transaction is a bang bang kinda deal.
Day 39 of taking Action
4 calls 1 new lead 1 appointment (two weeks) 1 reschedule (next week) 2 JV opportunities (Added) 1 Seller financing deal (Fully paid, Closed and Recorded) I closed my first seller financing deal in 2023, finish paying in May 2025, Recorded today! I will be very transparent. I use ISpeedToLead. After closing a $15,000 deal, reinvesting in generating leads is part of the game. $2500 into generating more leads is my comfort level. This includes a 250 lead pack that will give me some runway to work speak directly to sellers without cold outreach for a few days. Had a very productive call with another wholesaler/investor in a different market. Being able to speak with someone and compare strategies is an awesome thing. It took nearly 40 days to realize constant prospecting doesn't build a business. Thats a job. Working towards building a business this time around.

@Robert Hytha volume without a system leads to burnout. That’s what happened to me from 2016-2019. Doing a deal isn’t the goal for me longevity is the goal this time. I can put up 5 years of consistent wins things will be different.
Day 38 of Taking Action
A lot of running around the last two days. 2 leads 1 appointment set (tomorrow) Today was a organization day. I had to take sometime and get something sorted out. Setting my feet to ramp back up over the next few weeks. Closing out the year is means more than make more calls. December 2024 I made almost 3500 Calls. This year if i hit 1000 calls this month I would be surprised. This year I have added to PPL, and really feel the next push coming. I have not cold called steadily since September this year but closed my second deal from my curated list. 2025 (Jan-present) Calls 12430 Addresses 3571 2024 (July - Dec) Calls 11005 Addresses 2317 By the end of this month, the goal is to have a "real" prospecting plan going into 2026. I believe that building a prospecting plan to combine with my systems i have created, Next year will be legitimately surprising. I added Jerry Norton's Instant offer calculator to my Deal Analysis Spreadsheet I use. The most time consuming part was linking the sheets together so I only have to fill in my sheet and his sheet is populated. Once both sheets are populated, I can make some analysis without spending extra time with the redundancy of populating multiple sheets with the same information. How was your day?

@Doyin Sule honestly my level of expertise in Xleads hasn't taking off just yet, but and excel spreadsheet is my preferred method at this point. I have experimented with Cold Emails and Cold Text messages. Xleads is great for that but so are other CRMs. The biggest advantage of Xleads right now is the SkipTracing available, comps and nationwide data. There are other options for that also. ITs more about your budget what you can afford and what your goals are.

@Eddie Doerr In all my time wholesaling, I have never used an "Anchor Price". Using JN offer calculator, It helps me come up with a "anchor price" to break the ice with.
