Day 58 of Taking Action
1 Seller Appointment 2 Assignment sent (1 deal) 1 JV opportunity 1 property sent to 4 buyers 1 buyer is interested 1 seller appointment set 1 Fresh hair cut Today was a busy day. I realized for the first time today, why a CRM matters. I was literally looking for a phone number on legal notepads in my desk. Fortunately, I have a most numbers saved in my phone. The number I was looking for,... I didn't find it. For the next 30 days of "Tacking Action", getting a handle on my CRM will be the most important addition to my process as we make it through the 1st QTR 2026.
Day 57 of Taking Action
25 Calls 5 Follow Ups 1 Under Contract 1 Contract Sent If you are following my "Days of Taking Action" you will realize my last post was 18 days ago. What does that mean? That means I have not done any prospecting in 18 days. This also means I am not running a business yet. When I stop, Work stops. Getting to a point where I can leverage others is the goal but I am not there yet. However I didn't take 2 weeks completely off. - Title work came back on a lead - A seller called back after 4 months. - Negotiations with a seller about 3 properties turned into 2 properties. I will say the snow rolled through and I missed a lead. Seller went under contract with someone else on a 3 property portfolio. That was definitely a kick in the pants to get back on top of things. With the Ice storm passing over, i definitely want to get things back rolling. So following up with leads that I have while getting a deal under contract and sending out a contract on another on. I feel like I am doing this thing backwards, but what can i say, I have to trust my guns and work the process. So far I am working on a personal journey of just being consistent.

@Adam Mailke Sorry for being kinda obscure. Starting over for me has been tough. 2 deals closed in 18 months from cold calling. I believe I will get more calls but I have to work on the business(systems) more than only doing the work.

@Robert Mankowski Sidestep the error rate. ITs about with email and phone numbers you attempt to contact. Instead of attempting to contact all of them, I only contact a couple. It helps with bad deliveries.

Assignment First. Double Close Only When Forced.
Closed a deal today that reminded me of something important. This one was a double close, but it was a probate situation where the property was not in a will. Because of that, the courts were in control of how the property could be executed — including the type of contract, which was non-assignable. So double closing was the only option. That said… it was still a good reminder that assignments should always be the first goal whenever possible, because double closes come with extra fees that can eat into your profit. Lesson: Assign when you can. Double close only when you have to. Know the rules of the deal before you lock it up 💰

Was it a court ordered sale? I’m working on one now. I thought that I would probably need to double close. Just curious to the set up on the deal.
