So most people use Xleads & pull list to call to market to. But if you look it’s also a market place to post your off market deals. I do a lot of JV so I searched the deals that were available in my market ( PHILLY, PA ). The Xleads user who had the deal locked up couldn’t find a buyer so I asked if I could be of assistance. At first he wasn’t interested. But then came back a couple days later realizing he wasn’t able to sell the deal as easy as he thought. Then he gave me a chance!! I was able to partner up with another wholesaler who brought a buyer to the deal. Long story short, deal closed and we got to the finish line 🏁. And I have a new JV partner who will bring any deals here to me first.

Almost exactly at the 90 day mark in the M2M program. Nothing feels better than scoring right before the buzzer. $3k assignment fee gives me the proof of concept for this business and I know bigger fees are around the corner. It’s negotiation + numbers + follow-up + systems. If your results are inconsistent, it’s not the market. It’s your lack of structure. Build your pipeline. Tighten your scripts. Track your offers. Then watch what happens.

Hey everyone, do you guys think it’s worth it to pay for a wholesale real estate course or are you better off asking people for help in this community when you come across an issue or when a question rises?

I go through properties and personally select ones i think have a good potential of having someone who wants to sell and would be a good investment and low and behold first 20 properties i reached out on i got a bite, the property is in Trona, CA. We will see how this goes hopefully this one is a winner!
