I'm too Poor for a VA but my Schedule is Packed
Hi all—I've been struggling with pulling code violations from the county without paying for VAs or expensive tools, and I know a lot of people here have been too. I spent some time working through it last week, and here’s a simple way I solved it fully automatically for less than $30/m: 1. Use Apify to scrape the county’s public code-violation page on a schedule 2. Have it extract the table data (address, violation, date, status) and push everything automatically into Google Sheets 3. Add an AI cleanup step with n8n or make.com to fix formatting, and tag high-priority leads 4. Hi everyone,
Is it possible to close a full deal only through SMS? What I mean is, instead of doing cold calls, we get the lead via SMS, and once we know it’s a motivated seller, can we handle the acquisition and close the deal entirely through messages? Has anyone ever done this before? I’d love to hear your thoughts and get some guidance on this.

You can qualify the lead, gather property info, negotiate, send photos, run numbers, and even sign the contract all through text. The only part that sometimes needs a call is if the seller wants reassurance or has a complex situation
In a tough spot
I think I need to JV need a new buyers list.. talking to one of my clients they need to get out of their home that's falling apart and need the money to find a house. But im stuck on what to say to her she wants to sell right away but no cash buyers near me are willing to buy her house though plus the land. Am I just thinking about this too much trying to help best way. She's willing to do creative financing but she still needs to find a home.

It sounds like you’re really trying to do right by your client, which is really good to hear honestly. Properties that need a lot of work often need a different exit strategy. If she’s open to creative financing, that’s actually a huge advantage. You could structure something with a small cash-to-seller amount up front to help her relocate, then let the rest come in terms. A JV could also help you tap into a stronger buyers list or someone experienced in structuring these types of deals. You’re not overthinking it; situations like this just need the right partner or creative approach. You’re on the right track.
