Exact Cold Calling Workflow To Take 3-5 Appointments A Week (Start to Finish)
A lot of agents ask me: “Alexis, how do you prep before your calls?” “What’s your actual process when dialing FSBOs?” Here’s the truth: If you’re just grabbing a random dialer list and hoping for the best You’re missing the point. I treat every call like a potential listing. So here’s exactly what I do before I ever pick up the phone: Step 1 – Manually Filter FSBOs on Zillow I don’t rely on automated lists. I go on Zillow → “For Sale by Owner” → and manually filter the properties that look worth pursuing (High Price, New listing, in a aria you know, ect..) I’m looking at photos, description, pricing, how long it’s been listed, and most importantly… intent. Step 2 – Pull Full Property Data in PropStream Before I call, I want to know: - Owner’s name - Mortgage status - Length of ownership - Equity position - Any signs of motivation This tells me how to frame the call and helps me personalize my questions so I sound like a pro—not a script-reading rookie. Step 3 – Then (and only then), I Call At this point, I’m prepared. I know who I’m talking to. I know why this might be a deal. I know the angle I’m playing. But I’d love to pencil in a quick in-person meeting so we can walk through everything—from A to Z. That way, as we go into the end of the year, we can figure out whether making the move now—or next year—is best for you and your family. What If I Told You Objection Handling Isn’t the Real Game (THIS IS)?
And you know the two most common objections are: - “I’m a for sale by owner.” - “I don’t want to pay a commission.” Instead of waiting for them to say it and getting defensive,you lead with it: “Hey John, I saw the listing, I know you're a FSBO, and I did read in the description that you’re not looking to pay commissions right now. I guess just out of curiosity… if I did connect you with an outside offer that made sense,that’s not something you’d be against looking at, right?” Boom 💥 Guard down. Resistance neutralized. You said what they were thinking before they could weaponize it. Another example: They usually say, “I’d list, but I have a family friend.” Right before you go for the appointment, you say: “And look, John by the way, I know you’ve got a family friend you’d consider working with…But just out of curiosity, if a second opinion made more financial sense,you wouldn’t be completely against exploring that, right?” You didn’t argue. You didn’t “handle” anything. You preempted the objection & reframed it before it became friction. 🎯 Master this and you’ll instantly double your conversions. When you're talking to a seller…Or a buye…You’re going to hear this: “I just want to save a few bucks.”“I’m comparing agents/lenders/rates to see who’s cheaper.” That’s cost-based thinking. Here’s how I reframe it every time: “John, you could 100% go out and find a better rate.But let me ask you—Are you more focused on saving a few bucks today…Or growing your net worth over the next 10 years?” That flips the whole frame. Because yeah, you might pay a little more upfront working with me.But what’s the cost of not working with someone who actually knows how to scale your outcome long-term? What’s the cost of bad negotiation?What’s the cost of poor representation?What’s the cost of short-term thinking? People are so obsessed with saving $5 today…They forget that the right person on their team can help them build $5 million in the next decade. Always remember: Price is what you pay.
