Looking for a end buyer for my Home in Florida

Hey gang,

If anyone is can find me a homestead or end buyer for my home in Florida I'd be willing to pay a 5,000 assignment fee. I'm looking to get this deal done fast as I've already moved out! Here are the details:

Creative financing: Assumable loan
Monthly mortgage payment: 2510.00 (includes tax and insurance)
HOA is 600 for the year (50 per mo)
Assumable rate: 4.75
low equity: current balance is 320k. Zillow estimate: 337k
Buyer picks up the loan at 318k plus a 25k down payment for the deal.
No realtor fees
No delinquencies
I'm the first owner it was built in Aug of 2022
Bylaws do not allow for short term rentals

See attached description and photos. I'll need some help here as this is my first deal and I also have very little room to move and need to get rid of it soon. I'm looking for help with the contracts and everything. I want to make sure that the mortgage goes off my credit in 6 months. I understand that it can be done on my FHA loan.

Rent in the area would not be lucrative for this deal. This is a strategy for an end buyer to assume the rate, and not have to go through the bank.
