Contract Question?
Hi there, when filling out a purchase agreement if I want to make it assignable do I write under line 18. on the Addenda section "Assignment of Contract" and use the one provided one in SLM Collective Resources Tab? Also, the initial deposit (earnest money) to open escrow that is usually provided by the wholesaler correct? TIA!

Areas to research/check out
Can you please recommend where you think I should drive around to get an understanding of the areas? I was basically thinking of Fort Myers down. I'm going to rent a Tesla line drive around for two weeks to get an understanding of the different types of areas. Good and the bad. Thanks

Always re-negotiate?
It almost makes sense to always use the inspection as a tool to renegotiate for a slightly lower price. Is this a practice that is applied here?

hey looks like we missed this one, we don't renegotiate on every deal, we do it only if it's required to make the deal work, it's a business decision, it can be used as a way to create a bigger profit for yourself every single time, for us we only do it if needed

Comparative Market Analysis (CMA) AI By RealGPT
This is the name of a custom-built GPT that I use to help with CMAs in Vancouver, but we are constrained with sold data, so I can only imagine how well it will work in the USA. Try this link: https://chatgpt.com/g/g-KJL0GAIXm-comparative-market-analysis-cma-ai-by-realgpt but if it doesn't work, just search for it
