Does anyone know a lender that will lend on manufactured homes with no land (home only)?

There are also age requirements for lending. We found that out... even if its on land.

Hey all! I’m based in VA with my primary, and also own a triplex + mixed-use (retail + 4 apts) in Massachusetts. Goal: Build enough passive income to travel full-time and rescue dogs. Excited to connect and grow with this community!

Has anyone here done this and what is your experience. Seems challenging. Considered doing a stack but that short window has me bit gun shy plus finding well experienced QI. Any input is appreciated.

@Crystal Meyer thanks for the response. This is something we would like to do in the future. Contingency plans. What your personal experience. If you dont mind sharing. I know the rule says like kind but that could be land, SF, duplexes etc. Im always up for referrals of any kind. Please Dm me.

Original Cofounder of MFS Cody Davis has a 5 unit deal in Soap Lake WA. He is selling it for only 300k. From what I heard of the deal it sounds like it may be a 9-10 cap opportunity. Let me know if you are interested and Cody will reach out!

@Alicia Rivera its mainly the location. Soap lake attracts tourists but not much industry so average income is very low. But thats just my guess.
