Shelby replied: "YES" After some quick back and forth, I found out, the house is: 👉VACANT 👉In EARLY stages of foreclosure (3-4 months away from auction) 👉 She owes $91,400. 👉 House, as-is, is worth $125,000 👉Payments are $890 (she owes 7-8 past-due payments, or approx $7K) 👉She's willing to just GIVE me the house. Is THIS deal even worth it? WHY? What would you do, if she DEEDED this house to you? Yes it’s worth pursuing, but it’s not a home run. There’s only ~25K equity, and after closing costs, holding, and repairs, that margin can disappear fast. The real value is the situation: vacant + pre-foreclosure + seller willing to deed it over. Best move is to lock it up around $85K–$90K and wholesale it to an investor for ~$100K–$110K and make $10K–$20K without taking on risk. If you keep it, subject-to could work (take over ~$890 payments), but you’ll need to catch up ~$7K and manage risk.

I'm in my 50's (EARLY fifties, lol) I don't want to leave the house to drive neighborhoods and dead-ends (great leads there though) or mail 1,000 postcards a month anymore. It's HARD work, and expensive. (hard work still pays off) I like workin' from my comfy brown chair in my front room while my dog Moon 🐕 sleeps the day away. Hard work for me these days is grabbing my laptop... ➡️ check my email for public notice LEADS ➡️ see which ones I want to message (the ones with LOTS of meat on the bones) ➡️ send 'em the magic message (it's in the RE Response Rainmaker guide) ➡️ send 'em an Email too (if I found one) ➡️ wait for them to respond. All I need is ONE. Jay (the Seller's name), said "YES" Deal Details: House is worth (ARV) around $140,000 (Zillow says 150k, but I use conservative #s) Owes: $55K plus some foreclosure costs, plus 10K to him: $65-68K If I put this one on the MLS (costs me $150, NO Agent Needed!), and pay them 3%, and around $1850 in closing costs (that comes out of my proceeds, NOT out of my pocket), I'm looking at a potential $60,000 pay day. (how many of those would you need?) My COST? 2 hours of my time and ZERO dollars $0 Are they all like that? NOPE. But this one's looking like a good one.
