Commercial deal sourcer
Anyone specialising in sourcing off-market commercial real estate? I know it is niche as most focus on residential but I believe it would be a great addition to have a list of people able to bring commercial deals on the table. If you are feel free to let us know in which region you operate EDIT - when I say off market I mean OFF market. For me those are deals sourcers get from their personal connections with landlords, estate agents, councils, investors, builders, etc. Buildings that no one knows are for sale.

Just came across this BBC piece that really caught my attention… A major developer, Persimmon Homes, is asking to cut back the number of affordable homes on a large housing estate near Norwich. Originally, the plan was to build 1,000 homes with a third being affordable. But now, due to “rising costs” and “site issues,” they’re only building around 780, and want to slash the affordable units from 185 down to just 30. The local parish council is pushing back, saying this makes it even harder for residents to get on the property ladder and that there’s been “no engagement” from the developer. This really highlights the tension between profitability vs. community impact, doesn’t it? On one hand, developers are struggling with rising costs… but on the other, families are finding it harder than ever to buy their first home. What do you think should councils hold developers accountable for delivering affordable homes, even if the numbers “don’t stack up”? Sounds like the government needs to establish a not for profit organisation that provides Social Housing / Affordable Housing / Council Housing for rent, with this not for profit organisation utilising off-site modern methods of construction? Currently, hardly any of the Modular home manufacturers can balance their books with most of these modular off-site manufacturers going by the wayside, so there are fundamental problems in the supply chain. If you cannot manufacture an off site modular home, in a factory environment, what chance do you have if constructing Social Housing / Affordable Home / Council House, by traditional methods, in the middle of an open field? To achieve the government's housing targets the government want to increase the percentage.of Social Housing / Affordable Homes / Council Houses from 25% to 50% on developments of 10 dwellings, or more. If the big house builders do not buy into this approach then there is no way that the current government will achieve they new homes target, within the current parliament.

@Alan Edwards : Alan, you make it sound so easy!! Obviously, you have managed to find a knowledgeable, and experienced, specialist property solicitor, who knows what they are doing, and can deliver. Sadly, in the wilds of Lincolnshire I do not believe that such a beast exists?
