Why Every Property Investor Should Understand Tax Efficiency
One of the biggest mindset shifts I had to make was realising that it's not just about making more money, it's about keeping more of what you earn. One of the reasons so many property investors operate through a limited company is because it can open the door to being far more tax efficient when it's structured correctly. Think about it... Your business can legitimately cover expenses that support your work, from your phone and laptop to travel and other business costs. Even when you're travelling to meet investors, view properties, or explore new opportunities, there can be genuine business reasons behind those trips. The point is this: Stop thinking like an employee and start thinking like a business owner. Property investing isn't just about buying houses. It's about building a business, understanding the rules, and making smarter financial decisions along the way. I've shared a short video explaining this in more detail. Give it a watch and let me know what stood out to you the most, or what questions it sparked. Remember, always get advice from a qualified accountant to make sure your business is set up correctly and you're claiming expenses appropriately.

@John Howell great point 👏 Building wealth is about creating systems where your money continues to work for you rather than constantly flowing back out. The more you can retain, reinvest, and recycle capital within your own business or investment environment, the stronger your long-term financial position becomes.

@Pamela Blessing That's a key mindset shift. Building wealth isn't just about increasing your income, it's about managing it wisely, protecting it, and putting it back to work through well-structured investments.
Smelly. Dirty. Filthy.
Today’s viewing was an eye‑opener in every sense. The property had potential on paper, but the moment we stepped inside… the smell, the dirt, the years of neglect and the history attached to it completely overshadowed any opportunity it might have had. It’s one we won’t be moving forward with. Flipping it would be a serious challenge and even renting it out would come with complications given what the community already knows about the house. Lesson learned: next time I’m turning up with a mask and gloves 🙂. As @Liam J Ryan always point out that the real opportunities sit in the ugly, dirty, smelly properties.

@Khadine Howell that's a valuable lesson and exactly why viewings are so important. 👏 Not every property that looks promising on paper turns out to be the right investment once you see it in person.

A rare chance to take control of King’s Lynn’s most strategically important waterfront asset a four‑storey Grade II listed warehouse and adjoining brownfield land totalling 0.28 ha (0.68 acres). This is the site positioned to unlock the entire South Quay regeneration zone. Why This Deal Matters - Prime waterfront frontage overlooking the River Great Ouse - Grade II listed heritage building already stabilised and ready for conversion - Cleared brownfield land offering flexible development massing - Mixed‑use potential: residential, boutique hospitality, workspace, cultural space - High footfall tourist area near the medieval core, Minster and Hampton Court - Direct rail links to Cambridge and London King’s Cross strong commuter appeal - Backed by local policy: earmarked in the King’s Lynn & West Norfolk Local Plan as a catalyst site for wider regeneration. The Asset Sommerfeld & Thomas Warehouse (0.15 ha) A character-rich 18th‑century warehouse with structural repairs completed in 2023. The removal of the 1950s steel frame has unlocked the building’s full architectural potential ideal for premium loft apartments, a destination restaurant or creative commercial space. Former Grain Silo Site (0.13 ha) A cleared development plot with existing foundations, offering a clean slate for new‑build residential or commercial units that complement the listed building. Together, these parcels form a high-impact redevelopment cluster capable of transforming the South Quay waterfront. Strategic Advantage This site sits at the gateway to King’s Lynn’s historic quarter, bordered by Devil’s Alley, a heritage walkway linking directly to Nelson Street and the Quay. The area attracts consistent tourist traffic and benefits from strong architectural surroundings a perfect backdrop for a landmark scheme. The Vision Deliver a flagship mixed‑use development that blends heritage with modern design, activates the waterfront and drives further investment into King’s Lynn. With council support for comprehensive redevelopment, this is a first‑mover opportunity in a regeneration zone with long-term upside.
