Overthinking upfront DD?
One of the things I struggle with is how much due diligence to do prior to making an offer, especially with market saturation. Curious to hear what others are doing in terms of what DD is done PRIOR to an offer and what DD is done AFTER you're under contract.

What price/sqft are you looking for when buying?
This is just one of the data points to look at. What price are you looking for when looking to buy a facility? I assume it's a different number for NCC vs CC. I've heard of looking for $60/sqft or less. Is that for NCC, CC, or just and average for both? I guess it could be different based on location, but let's assume this if for tertiary markets.

Hey @Tommy Xaysongkham...Good question. I think a lot of it really comes down to the specific market, so location plays a big role, but there are definitely some general guidelines people use. That said, I’ve always struggled a bit with the “price per square foot” metric when it’s used broadly, because it can blur the line between buying an existing facility and building one from the ground up. Those are two very different plays. Ground-up development comes with a lot more moving parts, risk, and capital beyond just construction costs, especially when you factor in land acquisition, entitlements, site work, and the time to stabilize. If you already own the land and are looking at expansion, then cost per square foot can be more useful from a planning standpoint. For acquisitions, I tend to focus more on what the property is currently producing and what it can realistically become with better management or improvements. The income and upside usually tell a clearer story than a blanket $/SF target.

My name is Karl Owens from Westminster, Maryland. I am looking to get my wife and I out of the 9-5++ rat race we have been in for 30+ years. With and empty nest I want the freedom for us to go where we want, when we want. My goal for 2026 is to buy my first storage facility and build the confidence to get out of the grind. Freedom means the flexibility to make my own path and work when and how much I want to.
