1st Meeting with the County Planning Department
On Tuesday, I had a 1 hr 15 min meeting with our county planning department. I'm rewatching it to build a Project Management Matrix so that I don't miss anything on the list. It's a massive project that I will definitely do in phases. From an event space with living quarters for the "caretakers" to making sure our dream of having one mirrored unit doesn't disrupt the Air Force Academy's flight path, there is PLENTY to keep me busy. The best part is that one of the last comments made by the county is that this looks like a great project and because one of my neighbors is the Pikes Peak National Forest, the location seems perfect.

Would you share your matrix when its mature?
Dam Repair
Initial indication is somewhere between $10K and $50K to repair the dam. Looks like some subsurface seepage which puts the lake at risk. I am expecting 2 estimates this week. Also the well is inoperative and needs just under $1K in repairs. Still waiting on septic. I plan to use those points to renegotiate the sale.

Estimate 2 came back at $40K-$100K. This one felt failure was likely in the near term. He'll gather some more data tomorrow for a better estimate.

@Chris Jeub good news. The guy is developing an estimate based on the site visit. He said the rest of the dam is good, so he came waaaay down. He was still very concerned about the seepage (thats a common theme) but thinks we can rebuild that area with clay for about $15K. From an engineering principles standpoint, what he said makes sense. Also the soil is fine for septic where they perc tested. She seemed to think she'd be fine with a bath house for up to 20. They said they'd need a full soil study to say more.

I have 10 days before I'm financially committed to this property. Perc test should be this week and I need to talk to the county. My goal is to put those to bed before Dec 10. Then its time to start building towards execution.
