Upcoming Changes to YLIG: Explorer Track + Masters Track
Hey everyone — I want to give you a clear look at where YLIG is heading. I’m restructuring the community so it better reflects the real stages landowners go through. Going forward, YLIG will have two membership levels: the FREE Explorer Track and the PAID Masters Track. *** FREE — The Explorer Track *** This is for people who are actively exploring the idea of developing land — curious, interested, maybe even running early numbers — but not yet committed to a project. Explorer members will still have access to community conversations and the weekly meetings, giving you a chance to listen, learn, and get a feel for what real development looks like. I’m also considering a small set of introductory lessons inside the Classrooms to help you understand opportunities and possibilities. But that’s it. Anything involving planning, financing, permitting, strategy, or execution will remain behind the paywall. *** PAID — The Masters Track *** This is for those who are building: you have land, you’re under contract, or you’re in the middle of design, development, permits, operations, or launch. The Masters Track includes everything you need to succeed — templates, MonGlamp documents, business workflows, compliance case studies, backend operations, and the full Mastermind experience. This is where real progress happens, and it’s designed specifically for people who are moving forward, not just thinking about it. The Masters Track has two payment options: - Monthly - Yearly (saves $100) Pick whichever fits your season. *** About upgrading or downgrading *** Some of you will realize you’re better suited for the Explorer Track right now. Others will see that it’s time to step into the Masters Track because you’re actively developing. I’m good with both. My goal is to support you in the lane that actually matches your momentum. 1st Meeting with the County Planning Department
On Tuesday, I had a 1 hr 15 min meeting with our county planning department. I'm rewatching it to build a Project Management Matrix so that I don't miss anything on the list. It's a massive project that I will definitely do in phases. From an event space with living quarters for the "caretakers" to making sure our dream of having one mirrored unit doesn't disrupt the Air Force Academy's flight path, there is PLENTY to keep me busy. The best part is that one of the last comments made by the county is that this looks like a great project and because one of my neighbors is the Pikes Peak National Forest, the location seems perfect.

Would you share your matrix when its mature?
Dam Repair
Initial indication is somewhere between $10K and $50K to repair the dam. Looks like some subsurface seepage which puts the lake at risk. I am expecting 2 estimates this week. Also the well is inoperative and needs just under $1K in repairs. Still waiting on septic. I plan to use those points to renegotiate the sale.

Estimate 2 came back at $40K-$100K. This one felt failure was likely in the near term. He'll gather some more data tomorrow for a better estimate.

@Chris Jeub good news. The guy is developing an estimate based on the site visit. He said the rest of the dam is good, so he came waaaay down. He was still very concerned about the seepage (thats a common theme) but thinks we can rebuild that area with clay for about $15K. From an engineering principles standpoint, what he said makes sense. Also the soil is fine for septic where they perc tested. She seemed to think she'd be fine with a bath house for up to 20. They said they'd need a full soil study to say more.
