START HERE — Welcome to the Private Land Development Community
Hey there — I’m Chris Jeub. I own and operate Monument Glamping in Colorado, and I’ve built this community to help landowners turn their property into a revenue-generating asset through onsite accommodations like glamping, ADUs, event centers, and more. If you’re here, you’re probably exploring one of these paths: - Turning raw land into income - Navigating county permits, utilities, and inspections - Financing your build-out without drowning in debt - Learning from someone who’s already done it (and is still in the trenches daily) That’s exactly what this community is for. Straight answers. Real experience. No hype. No theorizing. Just the actual road to building a profitable glamping site. WHAT TO DO FIRST To get the most out of this community, knock out these steps: 1. Introduce Yourself — Tell us where you're from, what land you have (or want), and what you hope to build. 2. Watch the Videos — Check out the Classroom to get a feel for the systems: the build-out phases, permits, utilities, operations, and financing. 3. Book an Onboarding Call — If you’re serious about building, the call will help you figure out your next right step and whether any of my programs can help you get there faster. WHAT TO EXPECT HERE This community is your shortcut. You’ll find: - Case studies from actual glamping owners - Financing strategies and breakdowns - Permitting wins (and battles I’ve fought so you don’t have to) - Build-out lessons, mistakes, and legal nuances - Operations systems that actually scale - Weekly tips from what I’m dealing with in real time This is the stuff nobody tells you until you’re already in trouble. You get it up front. COMMUNITY GUIDELINES - Be real. No posturing, no guru talk. - Be helpful. Share wins, struggles, lessons. - Be respectful. We’re all in different stages. - No spam or promo. This group only works if we keep it honest and useful. YOU’RE IN THE RIGHT PLACE IF…

Tent suggestions
I’m looking for a bell tent and a wall tent that are a reasonable price to do a temporary set up for a campsite that I would basically mimic one of my sites on a clamping resort I don’t wanna go to overboard cause it is a temporary set up for proof of concept fir pic videos etc . I would do two tents of belt tent, a wall tent, and then I would make two small cabins one for a kitchen area, bathroom area and one for another unique stay type wood structure. I would have this up in May and then it will be taken down in October. Any suggestions would be grateful
🏕️✨ Grateful for the Journey We’re On Together
Hey Glampees 👋 I attended a Skool IRL this morning in Denver—just a small group of people in very different niches, all trying to build communities around the things they care about. It was diverse, thoughtful, and honestly energizing. Walking away, I found myself really appreciating this group even more. What we’re doing in Your Land Is Gold is special. We’re not just talking about ideas—we’re actively helping landowners turn their properties into something real, intentional, and meaningful. Everyone here is on a similar path, learning as we go, asking good questions, and supporting one another through the messy middle. I’ve still got plenty of work ahead (and a lot more coming in 2026), but being part of YLIG reminds me why this community matters. We’re walking the journey together—and getting smarter and more confident with every step. Grateful for you all. NEW: 2025 State of the Industry Report (Cairn Group)
I wanted to flag something I’ve been working on behind the scenes that I’m pretty excited about. I spent a significant amount of time digging into the 2025 State of the Glamping Industry report from the Cairn Group. Not just reading it—but really unpacking it through the lens of landowners and small operators like us. Then I went a step further: - I wrote a deep-dive analysis of the report - I translated the key insights into a simple infographic - And I turned the big ideas into a podcast-style breakdown you can listen to All of that lives inside the classroom, behind the paywall. 👉 Here’s the link to that deeper analysis for members with access: https://www.skool.com/gold/classroom/80bdc1eb?md=a18abee45a6b4c61a3e80af1124889d9 For those of you in the Explorer track, this might be one of those moments where upgrading actually makes sense. The Cairn report itself is packed with insight for glamping operators, and my goal with the deeper dive was to answer the question: “What does THIS data actually mean for MY land?” No pressure—just wanted to let you know it’s there, and why I think it’s one of the more valuable resources we’ve added recently. Your land really is gold. Sometimes it just helps to see the bigger picture a little more clearly.

A quick mindset shift that will change your 2026
Great discussion last night, friends! I mentioned that I’ve been re-reading Atomic Habits, and Chapter 2 this morning hit me square between the eyes again—the idea of the three layers of behavior change: - Outcomes (what you want) - Processes (what you do) - Identity (who you believe you are) James Clear makes it clear (heh, pun intended) that real change doesn’t start with goals or tactics. It starts with identity. “The real question is: Are you becoming the type of person you want to become? The first step is not what or how, but who.” That’s where I think this community has a quiet superpower. Many people say, “I want my land to make money.” That’s an outcome. But outcomes are fragile if they’re not supported by identity. What I believe we’re really doing here in Your Land Is Gold is something deeper:we’re learning to see ourselves as land developers. Not “someone who owns land. ”Not “someone who’s thinking about glamping someday.” But the kind of person who develops land into productive, income-generating assets. Once that identity starts to settle in, everything else begins to line up more naturally: - Talking to planners - Learning zoning - Running numbers - Designing guest experiences - Solving problems instead of avoiding them As Clear clearly (heh, there I go again) puts it: “The most practical way to change who you are is to change what you do.”“Each small habit is a vote for the type of person you want to become.” Every call you make. Every document you read. Every question you ask in this group. Those are votes. You don’t need unanimous votes to win an election—just a majority over time. So if you’re feeling stuck or slow right now, maybe the question isn’t “Why isn’t this working yet?” Maybe it’s simply: “What would a land developer do next?” That identity—once embraced—has a way of pulling the goals along behind it. Keep casting your votes. You’re becoming the person who can do this.
