Made 100 calls tonight!! Had 2 Inbound calls! 1 wrong number, 1 not interested. Had 20 Pick ups! 4 Hang ups. 2 Not Interested. 5 Wrong Numbers. 3 Interested in selling!!! 6 Ai pick ups. 1 hang up. 5 forwarded to voicemail. 43 Voicemails left in total. I was able to connect with 3 individuals who want to sell their property tonight! The first, I was able to build rapport up, condition the seller and pitch the offer on the first call. It was a No with zero counter offer. The seller said they got another offer 20k higher than my MAO. But didn't take it cause it wasn't enough. Sounds like I'm bidding against more cash buyers on this one. Usually it's about a 5-10k difference in the offers so you know if it's another wholesaler or end buyer making an offer. On the other 2 they were quick to get off the phone and didn't want to answer much of my probing questions to get them to talk more about the property. I called both back within 5-10 min of getting off the phone and I got forwarded to voicemail. Not sure how motovated they really are as they only answers a couple questions before getting off the phone, but I will take a swing at it again tomorrow. I would like to start making at least 5 offers a day. Just needing more qualified sellers to make offers to! At the end of the day.. no contacts signed yet. But my pitch is getting way better, less script like and more natural. Calculations are getting better and faster, I am now able to do them LIVE on the phone. Another thing is mirroring the sellers tonality. It has made a huge difference in how long they "want to" or are willing to talk to you. Starting Over W/ No Money!!!
For the past few months I've been working towards my first wholesale deal using all the wrong methods. For example, pulling a ton of poor quality list, spending too much time over analyzing, lack luster follow ups, investing in softwares with lil to no knowledge and piss poor phone skills due to fear. I've gotten some reps in but from here on out I am DETERMINED to do whatever it takes to reach my goals with wholesaling. I'm going back to the drawing board and starting from scratch with no money. I've recently pulled smaller quality government/D4D list and will hand dial/text going forward. I plan to use the triple tap method and I am hoping to see some type of return with smaller quality list and consistent follow up. It’s all about trial and error, and moving forward. Wish me luck guys!!🤞🏾

How are you guys dealing/structuring EMD when seller is requesting it? I was approached to fund a $1,800 urgently as there was already an end buyer in place but the wholesaler didn’t have it under contract. With the process I have set in place and a team, it just did not make sense to fund such a small EMD.
