Today there were so many distractions going on. It was difficult to stay focused. I even had some doubt start to creep in.. well I talked myself into staying consistent with everything I've been doing the last 6 months. I've come too far to stop now. On the first call of the day I connected with a homeowner interested in selling within a year. That first call, that first contact was a huge shift in the energy. It's like a light switch went on and I was in GO MODE. That was just the shift I needed to get me back in the zone. Within the next 30 min I connected with another homeowner that has been discussing selling with the family and it was a Not Interested for right now, but he said to call back because they are thinking about moving in the next year or 2. So definitely something to keep tabs on. It was a wild day full of ups n downs. Looking back.. I'm glad I kept my word to my future self. One day it will ALL be worth it! It was my lowest contact rate I've had so far. Only 4 human pick ups, and soooo many full voicemails. Makes me think this Tax delinquent list im hitting has been called a lot by others. That inbound lead that called me, turns out it's a commercial building. Not quite sure how that got in this Single family homes tax delinquent list. But it's definitely something new to learn. With the contact rate being so low yesterday I decided to get a New number today. This last week has caused me to do more reflecting on my outreach and how I can improve it. Today I decided to focus on conversations and not just calls made. That made a huge difference. I had 13 conversations tonight out of the 18 Pick ups. I connected with a cash buyer in my market looking for more deals and also buying in Tokyo Japan! That was an interesting conversation forsure! To end the night.. the second to last call was a homeowner interested in selling! They are a bit out..like 1-2 years.. they were quick to get off the phone so not much rapport was built on this first connection, but another new lead added to the pipeline! This last month has made me see I'm just not giving enough offers. For this next month in August my goal is 2 offers a week. That's 8 offers for the month. Totally doable. Might need to crank up the volume a bit or get a new number every couple days for better contact rates but I will make this happen. Had lots of running around to do. But I still was able to have a couple call sessions tonight. I was starting to think today was going to be like yesterday, but towards the end of the evening I came across a homeowner dealing with some health issues and they are looking to sell within the next 6 months! They are just working on the final steps before the move. This one sounds like it's going to be a good one. Excited to see it play out. When I was riding that energetic wave so to speaking I was hitting my cold follow up leads and one of them is now wanting to sell in the next few months too! Definitely needed that change in the energy today. This week has been tough with very few leads. Had me question quite a few things. But also has made my faith grow even stronger! The second was a homeowner I just got off the phone with calling me back saying she had a few other properties that she wanted to sell just not the one I called about. Well that changes things quite a bit! She currently is working on getting some fresh photos and said she would send them to me as soon as she takes them. This sounded like any other call at first... Looking like it could be so much more. Only time will tell.
