How do you go about it?—Do you make an offer during your first call with a seller or do you ask them if it's okay to call them back with your offer after you crunch some numbers?

ever wonder how u can stop a buyer from contacting the seller directly with a better offer and cutting u out the deal? The way u prevent this is by adding a non-circumvention clause in your assignment of contract- this will make it to where the buyer cannot steal the deal from you

Finally, Finally closed the first deal! Took 5 months and about 30K calls but id do it all over again. Time to become more efficient and take what I learned to get more. Locked up at $120k, Assigned for $170k, JV'd it and made $30k.
