Not sure if this would help anyone but...
Figure I would put this out here. Was really debating putting this post here, but here it goes.
Since starting in July and locking up a few deals myself, I have done a mix of in-depth sole searching and education to find the niche I want to work in. Mainly, I want to work and specialize in JV and Dispo. I just find it so much easier to work and network with other wholesalers and connect with buyers. I have found that my skill is networking and building teams. Not saying direct to seller and locking up deals is not viable, but it is not exactly where we were gaining the most traction.
When I started, I had an entirely different vision of what this would be VS what it has become.
I have worked in my family business for a long time, as it has been around for the last 53 years, mainly as a broker, working in investments, and building commercial property. I have seen this from an entirely different side of things, or from an experienced investor's side.
I got my license as a (dare I say this in a wholesale community lol) "Realtor" and since have helped and closed 450+ transactions, some small rentals, some home sales, multis, 1031s, land, bigger commercial deals, and even helped do some wholesale stuff on the buy side that we invested into out in NH and northern MA.
With my recent move to Miami and being virtual when I found this wholesale thing, I was so intrigued that you could do this without a license, as I was always told "if you market properties to a buyer on "behalf of a seller," you would be thrown in the clink..."
That was far from the truth or sorta true... As I came to later find out, which is also something I already knew but did not put 2 and 2 together, you just need equitable interest in the property and a few other fine details, and just like that, you can sell what you have "ownership in." That was like a lightbulb in my head.
So, where or how can I help? Let me lay out what I have going on right now, and you can comment if this helps you in any way or put your two cents in, as I am curious to hear your opinion.
I have brought in, since finding my niche in (JV and Dispo), the following:
  • A Manager with a large buyer network who was actively closing deals with. 3100 (+or-) buy boxes to date.
  • I have an Xplan/Xleads membership. (unlimited seats)
  • 110K in assignment contracts to Dispo. Between me and the seller or with a JV partner that is direct to the seller.
  • I have disposable income and time. I recently sold a company privately and still work in my family business, cashing commissions daily.
  • I have been building my dispo team with people who have been able to show me past HUDs from closings, etc, and we get on daily calls together as a team so that we hold each other accountable.
With that said, I am looking to help with 2 things:
A. You have a deal locked directly with a seller (or are one level deep, that's really as far as I will take it. Not really into the whole daisy chain thing, etc.) If you have a deal, my team can help look for buyers. Full disclosure. I am new to this industry in wholesale, but I have been around Real Estate my entire life. I don't need exclusivity, etc, at all, and I make no warranties that I will be able to sell your deal. But if the numbers are decent and I have a buyer, I will bring them to the table and get things rolling. If I do not have a buyer, with your permission, I would be open to running an SMS/cold call campaign for your deal to get some business. This will help you in the short term, and it also helps me build my buyer list, so it is still a win-win for everyone. We will vet the buyer and get them to send us POF, and we can help coordinate the transaction to the finish line. I work on a 50/50 split, and if you have a deal that is one level deep, then I will consider a 50/25/25 split.
B. You want to get your first deal done or your 1000th. I am open to sharing my pipeline and the tools that we use. I have Xleads, and it allows for multiple seats. Again, while I am new, our team members are not, and there is strength in numbers. This allows people to use my dialer that I already have set up and our workflows that we have tested and run 1000s of SMS from. We even pay for these approved campaigns to go out. For people who want to work with the team and me. I can talk with you directly here in chat and lay out the expectations and groundwork for you, and we can grow together. I am really looking to build the company up of people who have done this prior, but also open to helping new people where I can as well if we jive and are on the same page. I care more about working with people I like than experience, as you can train experience, but you just can't teach someone personality lol
