How do I know when it’s best to work with property management companies, rental buyers, or flippers?

For some properties, my cash buyers end up selling to people with FHA loans, which causes their repair costs to increase and ends up ruining the deal.

What should I do in these situations, and what should I keep in mind when choosing which type of cash buyer to work with based on the property I have?
