What I Did With Years of Forgotten Files
I recently opened a box of old listing lead files that had been sitting untouched for years — and instead of tossing them, I decided to put them to work. 📦 Here's exactly what I did: ✅ Used Geo Warehouse to check whether each contact still owned their home ✅ Anyone who had already moved — I let those files go (missed opportunities, and that's on me) ✅ Everyone still in their home? They're getting a personal letter from me this week The letter is handwritten-style, customized with their name at the top, signed by me at the bottom. Inside I included: → My business card → A card reminding them about my referral program → My VIP+ Club card (free to sign up and use) No pitch. No pressure. Just a genuine touchpoint reconnecting with people I'd already built rapport with. I'm dropping 20+ of these at the post office tomorrow. 📬 Will it lead to listings? Maybe. But even if it sparks one conversation, it's worth it — because these aren't cold leads. These are people I've already sat across from. I'll report back with results. Has anyone else done something similar with old files? 👇

What I Did With Years of Forgotten Files
⭐ Small Shift. Big Payoff.
Most agents focus on the transaction. The agents building long-term businesses focus on the relationship foundation first. One of the simplest ways to do that? Create a client questionnaire that helps you understand your clients as PEOPLE — not just buyers or sellers. When you know things like: ✔️ what matters to them ✔️ their kids & pets names ✔️ their lifestyle & interests ✔️ the little details that make them feel seen You naturally create better conversations, stronger trust, and more opportunities for personalized WOW moments. And those small moments are what lead to: 🔥 Easier deals 🔥 Stronger relationships 🔥 Repeat clients 🔥 Referrals without asking This is a small tweak most agents skip… but it compounds FAST. I’m giving you full permission to rip off and duplicate my list — use it, adapt it, make it your own. 👊 If you want my template, let me know below ⬇️ (I build mine inside Boards because it makes implementation simple.)
