I played around with this one on the CompsAnalyzer and agree with his numbers.
Downside: condo with HOA
Upside: 15 min to Rocky Mountain National Park (that market is never going away!), competition in Estes Park is slim to none (see comps and you will quickly realize that a well done, professional STR is hard to find)
