Hey everyone.
I own and operate 4 self-storage facilities across the Midwest and Southeast. I've been in the storage space for a while and spend a lot of time building AI systems to run the business. Underwriting, market analysis and automated workflows for operations are my main focus.
Flex space is new territory for me. I've been curious about the asset class for a while, but it recently moved from "interesting" to "worth paying attention to" when a wholesaler sent me a lead close to home that looks solid on paper.
I'm here to learn. Specifically:
- How to properly evaluate flex space market demand
- Where the pitfalls are that don't show up in the numbers
