Most blown wholesale deals die on bad comps.
Before you offer, adjust for:
  • Condition (yours is probably worse than the comp)
  • Days on market (fresh sales beat 6-month-old ones)
  • Actual sold price, not list
If you can't defend your ARV to a buyer, you don't have a deal — you have a hope.
