Another signing, another reminder to read carefully.
We recently reviewed a file that included this instruction:
"Obtain the Agent's information and a copy of his/her ID. The Agent must reside in Florida and accept/sign the appointment as a funding condition."
When we received the scanbacks, the designated Agent hadn't signed the document.
We contacted the notary to let them know...
Unfortunately, instead of having the Agent sign, the notary signed the document herself.
This is a good reminder that not every signature line belongs to the borrower or the notary.
Before asking someone to sign, always take a moment to ask yourself:
✅ Who is this signature line intended for?
✅ Am I the right person to complete this section?
A few extra seconds reading the document can prevent corrections and funding delays.
