Instant Impression One-Sheet (Stop Selling, Start Being Chosen)
Let's discuss how to become the CHOSEN agent of choice. I’m training today on something I call the Instant Impression One-Sheet.
This is a continuation of the previous 20-minute training video, where I discussed leading with "purpose" as an agent.
[Excuse the dim quality]
This is a simple 8.5 × 11 that I use in a few different ways:
  • buyer consultations
  • listing appointments
  • pre-listing packets
  • or mailed bimonthly to your Cool 300 in a manila folder
The purpose of this one sheet is simple: to help you articulate your character, credibility, and commitment — without selling.
This tool supports my bigger theme of building a purpose-centric business, not a sales-centric one.
Here’s how it works.
Side One = Character
  • On this side, you share your mission or personal story.
This humanizes you and showcases who you are, not just what you do.
On that same side, you also show:
  • a real closing
  • a testimonial
This side answers the question: “Can I trust you as a person?”
Side Two = Credibility + Commitment
This is where most agents stop short.
On this side, you clearly state three personal promises — promises that actually relate to who you are.
If you fail at any point, you give the client $100 on the spot (or whatever amount you’re comfortable with).
For example:
Imagine a promise where you always show up on time. If you’re late, you give them $100 on the spot.
You could even show up two minutes late on purpose once — hand them the money — and watch their jaw drop.
The money isn’t the point. The point is that you instantly become:
  • memorable
  • trustworthy
  • their agent of choice
  • and the agent they refer
There’s also a natural level of reciprocity created.
On my one sheet, I also include specific performance guarantees, such as:
  • You will save at least $5,000 off the home you purchase, or I will give you $1,000 at closing.
  • This will be the best selling experience you’ve ever had, or I will give you $1,000 at closing.
Again, this isn’t about being reckless or giving money away. It’s about understanding the big picture.
What’s giving back $500 or $1,000 at closing if this client:
  • trusts you
  • relaxes
  • and refers you MORE business
I’m not saying you should copy my guarantees. Create your own — ones you’re comfortable with, aligned with who you are, and based on what you already do well.
Make the promises work for you.
This Instant Impression One-Sheet sells you and your business, which allows you to simply be yourself — building relationships without selling.
You’re free to be the community concierge, connecting people with whatever they need, focusing on purpose and service.
At that point, you’re not chasing business. You’re just waiting for them — or someone they know — to be ready, and when they are, they already think of you as their agent of choice.
