I just uploaded a recording from a contract I got today. It will be in the classroom under acquisitions 101. I want you to take note on how I set expectations with the seller at the end of the call. I also ask her if she has any additional questions for me. I also like to give them a gift card to help build trust. Setting these expectations at the end of the call will help with contract fall out.

Do you all contact with a text message upon trying to reach a seller for the first time? I typically like to have a conversation with them before sending texts.Curious how everyone else feels. I guess this could depend on the marketing and lead generated as well.

I also want to let you know I included calls that took 2, 3, and 6 follow up calls to get the deal under contract. You'll be able to see exactly what the follow up looked like till the deal got signed. most deals are not going to be a 1 call close so dont get discouraged. Let me know if you have any questions. Curious if you guys have a similar experience and Brett, maybe you can touch on this on next acq call. I feel like I personally am WAY better selling to women than men. Women love me but I often find it hard to speak to men. Curious if this is a phenomenon and what you do.

Last week I had sent out a contract to a homeowner that when I went to tell her to go ahead and hit the little box to adopt and sign she says “ let me look over it”. She had left me hanging for about 24 hours so I sent her this video. She signed 30 min later. I think sometimes it’s good to show sellers we are real people and let them see our face. Try this on one of your sellers that’s ghosting after a contract has been sent.
