I just uploaded a recording from a contract I got today. It will be in the classroom under acquisitions 101. I want you to take note on how I set expectations with the seller at the end of the call. I also ask her if she has any additional questions for me. I also like to give them a gift card to help build trust. Setting these expectations at the end of the call will help with contract fall out.

Text or Not?
Do you all contact with a text message upon trying to reach a seller for the first time? I typically like to have a conversation with them before sending texts.Curious how everyone else feels. I guess this could depend on the marketing and lead generated as well.

My process is to double dial. text and then call again. text looks something like hey mr. seller do you still have a property for sale? -Brett I do it just like that. gets the seller curious because they only can see the "hey Seller" it also leaves your name in there so when you recall the caller id should pop up as "maybe matthew" so they think they have talked to you before. give it a try šŸ‘
