SENIOR LIVING RESIDENCE - INVESTMENT OPPORTUNITY
Hi everyone, allow me to re-introduce myself: my name is Mel Giannone with Paramount Real Estate Properties, based here in Toronto, Ontario, Canada. Currently, I'm focussed on raising $2.5 Million in capital for an Office Tower Conversion that offers an equity stake, preferred interest and upside on sale. Our model is a closed-ended whereby, we already have interest from an institutional buyer waiting to acquire our asset once stabilized (which greatly mitigates risk on exit). The timeline is between 24-30 months. The projected IRR is expected to land between 20 - 24%. I've attached one-pager for our latest project below. All of our projects have Institutional operators considering acquisition if we don't choose to keep the projects for our own portfolio of assets.
