We’re in the process of setting up our first hotel-focused investment fund under Sills Capital Group, a family-run, veteran-owned company. We’re working through the legal structure and compliance steps now — nothing is open for investment yet.
Our plan is to focus on acquiring underperforming hotel properties in smaller markets, improving operations and design, and holding for a short to mid-term timeline.
Here are a few things we’ve learned so far just getting set up:
- Clarity is everything – Keeping the structure simple and easy to explain has helped us stay aligned as a team.
- Prep takes longer than expected – Getting the LLC/LP structure and docs right takes time, but we want to do it the right way.
- Focus on value creation – We’re trying to build something that works for everyone involved, not just rush to raise capital.
