Housing affordability is one of the biggest challenges we’re facing, and honestly, I don’t see it getting better anytime soon. Here’s why, and what might influence it in the future:
1️⃣ Supply and Demand Imbalance
We’re still 7 million houses short in the U.S. . Even if demand slows down slightly due to higher interest rates or economic shifts, the lack of inventory will keep prices elevated. Until we see a massive push for new construction or creative housing solutions, affordability will remain a problem.
2️⃣ Rising Construction Costs
Labor shortages, supply chain issues, and increasing material costs are driving up the price of building new homes. Developers are focusing on higher-end properties because that’s where the profit margins are, leaving affordable housing in the dust.
3️⃣ Interest Rates
Mortgage rates are a double-edged sword. If rates stay high, fewer people can afford to buy, which could cool demand. But if rates drop, demand will surge again, pushing prices higher. It’s a balancing act, and the Fed’s decisions will play a huge role in affordability.
4️⃣ Creative Housing Solutions
This is where we as investors can make a difference. Strategies like co-living, pad splits, and converting single-family homes into multi-unit properties are becoming more popular. These solutions help address affordability by maximizing the use of existing housing stock.
5️⃣ Policy Changes
Government intervention could help, but it’s usually slow and reactive. Tax incentives for affordable housing development, zoning changes to allow for more density, or subsidies for first-time buyers could make a dent—but don’t hold your breath for sweeping reforms.
6️⃣ Inflation and Wage Growth
The gap between wages and housing costs is the real issue. Unless wages grow significantly (which is unlikely), affordability will continue to worsen. People will either rent longer, move to more affordable areas, or look for creative solutions like house hacking or seller finance deals.

As investors, we have the tools to create solutions. Whether it’s using creative finance strategies like Subject-To or Seller Finance to make homes more accessible, or focusing on affordable housing projects, we can be part of the solution.
