Here's the difference between an agent who shows up and an agent who shows out:
Before any appointment — buyer or listing — run this 10-minute pull:
  1. PropStream: estimated equity, ownership history, any liens or distress signals
  2. MLS: recent closed sales within 0.5 miles, current active competition
  3. Days-on-market trend in that zip: is it moving fast or sitting?
Then build one clear talking point from each category.
When you walk in knowing more about a property than the person sitting across from you — you control the conversation. Buyers trust you more. Sellers take you seriously.
