I’m in early contact on an off-market 30+ unit multifamily opportunity in Southwest Atlanta (30331 area).

Seller is out of state, property has several vacancies (≈20–25%), and some deferred maintenance — solid value-add potential for the right operator.

I’m currently looking to:

1️⃣ JV with another wholesaler or investor who has verified multifamily buyers ready to close.

2️⃣ Partner with an active buyer/operator who’s expanding in the Atlanta market and can move fast once the offer is accepted.
