Person #1: Asking if he should do direct to seller to get deals rolling in after being out of the game for so long.
Person #2: When looking for a house hack - what matters and how does it work if all tenants are Month to month to go to a lease scenario.
My responses; #1: Focus on relationships with brokers and wholesalers for 30-60 days. Direct to seller takes 90-120 days to manifest. #2 For house hacking - I recommend the "binder method" when changing tenant lease structures over.
