Hey all, Sharing a new and improved market data outreach. As usual, the 2-4 unit multi-family are trading above 180-220K a door and 5+ varies by market. Use this as a resource - not a bible. Anyone interested in other markets?

Friendly reminder - ON market properties vs. OFF market are very different. Things to be aware of; 1. Don't overcomplicate - ramming info like the seller is an agent is a NO GO. 2. Listen - talk less and just listen and then comeback later. 3. The most important thing you can do is SEE the property. Don't give a number first. The person showing it needs to show it first. Giving a number first - you may not get a chance to see the property at all. 4. Be easy to work with - even if it's a YES or NO. Don't be known as a problem maker. 5. Don't share addresses with others unless you have permission.

If you don’t have leads, you don’t have deals — simple as that. This is the part most people avoid, but it’s also what actually moves everything forward. Nothing crazy in here. Just: - where leads actually come from - what to focus on - how to stay consistent Pick a lane and execute.

This is just a reminder everybody to take advantage of the community that’s here. There’s a large group of people that are all looking for deals and can be potential partners on deals with you in the future. There’s also numerous training platforms as well as resources that we give you. None of that means anything unless you guys actually take action. It’s just your daily reminder to take action. Take a step forward and don’t do it all at once!
