I do have an active real estate license but it is in our referral company now so I am not an active “realtor”, but I do not work as an agent, I work as admin in office. We market all our listings to start as active/available to pending/under contract to sold/removed from market. We keep them marketed when under contract in case the contract falls through, this is the standard procedure for most if not all companies. You appear to be an investor who either adds properties to your portfolio and rent them out or fix up and flip. We have several agents in our company that do this and since they are here in the office, they see what new listings we get that our “flipable”, but this is only with our listings, they have to search for other companies listings that meet their “flip” criteria. That’s why I suggested you get an agent to assist you as they can set you up to get notifications about listings that meet your criteria as soon as they go active or a “coming soon” listing. That saves you a lot of time.
