It’s been a little quiet on my end, but not because I’ve stopped. more like I’ve been head down, boots on the ground, and spreadsheets in the cloud! 😅
Since the last post, here’s where we are with MLK Estates (the lot right next to Juan’s beautiful duplexes):
✅ Officially closed on the land
✅ Requested the 911 address
✅ Received CAD files and passed them on to the architect for planning
✅ Requested and follow up on all quotes
✅ Scheduled the soil samples (that science is an expense too y’all 😩)
✅ Learning my way through bond surveys, form surveys, and every soft cost acronym I never knew I needed
✅ Talking to every human tied to upfront pre-construction tasks (even the ones who ghost me for 3 days 😅)
Working with Juan, I'm learning so much. He quiets the noise of do I have what it takes. He helps build my confidence in my ability to very soon do this on my own.
In parallel, on my own personal journey, I’m still sending follow-ups to the landowners I wrote to a few months ago. 👀 I’m not letting a single lead go cold without at least 3 touch points. Persistence is key.
Also been diving into GovWell (yes, I finally opened it 😂) and making a checklist to make sure I'm just as sharp and ten steps ahead—like Juan!
Still working full-time, still breathing (most days), and still keeping my ear to the Montgomery County streets! 👂🏽💼
💬 To anyone else in this group feeling like the progress is slow: KEEP GOING. Even with blinders on. Even when it’s not sexy. Just keep checking the boxes—eventually, they lead to keys and/or cash. 🔑🏘️ 💰
