Broker expanding into a Builder
As my husband and I close out our last 3 deals for the first quarter, we are moving into the Build-to-Rent model. Thank you, @Juan Cristales for allowing me to be a part of this group and expand my skill set. This will allow me to better assist my clients financially on the build side

Your Finished Product is TRASH?
The last I checked, we were still under $100/sf for a finished product. People challenge me ALL THE time saying that if I'm building for a $100/sf, I must be building "TRASH" or a "low-quality" product. It doesn't bother me. They have the choice to either: A. Justify the fact they can't do it by verbally trying to tear down my project. B. Try and figure it out for themselves or just be humble and ask how. Hey guys, I thought I would share some positivity tonight. After my local bank got bought out by another bank, and this being my first build, my finance got shut down for my new build. I was going to fund my new build with my equity from a rental. Talked to another bank, but they wanted sooooo much info. I also never did get a response back after I asked him if they would lend being my first build. So I tried a local HML that funds a lot of local flip homes for investors. I’ve heard great things about them so I decided to send over my info to him. In less than 12 hours he approved me! And best of all. He’s funding the entire build cost. Not including the land. Which I’ve already purchased for 11k. Breaking ground the end of the month. But rates are definitely high. But I think this year I am going to be okay with that. This will be my learning to build year. Will I make money? Sure. Not much. But I think I will enjoy building over flips for real and flips to rent. I’m just so over these old homes guys. And contractors hate old homes too.

BUSTED houses!
Getting ready to close on this CLUNKER!!!! It’s so bad. Most investors want to to buy this, fix it up… take it from “Ugly-Duckling to Beautiful-Swan!” Not this guy… I’m going to take the trash out of it… cut out the mold… and sell it. Let someone else go through the pain of having to remodel this sucker. Yes… Duplex Build 2 Rent first but this is what we in the industry call… “Opportunity Target” It’s simple. Fairly straight forward. Doesn’t require a heavy “LIFT” and we move on. Moral of the story… don’t pass up opportunities just because you’re trying to build a Duplex. B2R, Juan-
