I Fixed My Feast-or-Famine Lead Problem for Under $10/Month (Here's the 3-Step System)
Hi everyone — I've been caught in the feast-or-famine trap for a while now: one month fully packed, the next completely silent. I know I'm not alone here. Last week I finally sat down and built a simple passive lead system that keeps working in the background while I'm in meetings or otherwise. Total cost: under $10/month. Here's the setup: 1. A "What's My Home Worth?" landing page — simple, single CTA, no fluff. This is the hook that stops the scroll for homeowners. 2. A 4-day automated email sequence — it goes out automatically after someone submits, keeps them warm, and positions you as the local expert before you ever pick up the phone. 3. An instant phone ping — I used a free trigger so I get notified the second someone opts in. No leads going cold while I'm in a showing. The whole thing runs on tools you're probably already paying for or can access free. No tech background needed. If you're tired of "hope-based" marketing — posting and praying something sticks — this is a more reliable foundation. Happy to walk through any of the steps if you have questions. 🙏

If you have a buyer looking for value send them my way = Referral
I wanted to send you something new I think you’ll enjoy. https://publuu.com/flip-book/819637/2430037 I recently put together a digital book called Inside Arizona’s Luxury Homes, featuring a collection of homes priced at $3 million and above in some of Arizona’s most sought-after areas. The book includes exceptional properties in Paradise Valley and Scottsdale, along with a brief look at Arizona’s luxury market and even an off-market multifamily opportunity. The online version includes embedded video tours, so it’s a much more interactive way to experience the homes than just scrolling through listings. Here’s the link:https://publuu.com/flip-book/819637/2430037 If you have any questions, want details on a property, or would like me to help you find something, just reply to this email. Please feel free to pass this along to anyone you think might enjoy it.
Ideas for touching base to your "warm leads".
Who has fresh new ideas for touching base and asking for referrals for 2026. Do you think picking up phone and calling is best, buying gift cards from local coffee shops, client appreciation parties? I need some fresh ideas. I learned one from Kreg to put my card/sticker in a book for clients young kids.
Finally stopped losing weekend leads
Hi everyone! Have really been struggling with weekend lead follow-up recently. Also, over the last few months I've banged my head against the wall wondering how in the world I was going to respond to Saturday night leads without being glued to my phone, and I know a lot of agents here have been too. Anyway, I was messing around with this and I think I've got it. Wanted to share in case it helps (less than $30/month): 1. Set up free Zapier account 2. Connect your lead form (Zillow, website, Facebook ads) 3. Connect to your phone via Twilio ($1 to start) 4. Create automation: New lead → Instant text with your Calendly link Now when leads come in at 9pm Friday, they get a response in 2 minutes and can book themselves. I went from losing 3-4 weekend leads to booking 80% of them. Setup took about an hour. I really hope this helps you 🙏 and happy to walk anyone through it if you get stuck.
AI Bots to Qualify Leads??
Hi everyone, curious to know — has anyone here implemented an AI bot (chatbot or voice agent) specifically to qualify new real estate leads? I'm thinking about how to transfer the manual qualification conversation to an AI that runs 24/7, so no lead ever goes unanswered. The big challenge I'm seeing is keeping it feeling natural and helpful. Sometimes, it fires off too many questions too quickly, and it hurts the customer experience. How are you handling this in practice?
