Worked hard and Played Hard in 2025 and it paid off.
Greatful for my amazing clients, friends and family (and social media:) who made this milestone possible. Thank You! Please let me know if you know anyone buying or selling in San Diego... I love referrals.

How long did it take for you to generate this and what program did you use?
10 Scripts Every Agent should have
I receive daily emails from BAM. They have a lot of good content, but usually, to unlock the full answers, you have to join their platform, which costs money. The other day, they had 10 issues that came up during real estate transactions that every agent needs an answer / script for, and then said the scripts were available if you pay. Rather than paying, I gave the 10 problems to Chat GPT and asked it to come up with an outline for those scripts. Once a week, I plan on producing a video, so in 10 weeks, I will have a video I can reference about each topic. Today I am working on the second topic and it is turning out surprisingly well.

@Michael Hankerson have you noticed your voice coming across? It’s not your voice or computer generated?
Small Habits That Make a Big Difference
Success in real estate isn’t always about big wins, it’s about consistent, small actions. Daily prospecting, following up on leads, and staying organized might seem routine, but over time, these habits compound into measurable results. Even small improvements in client communication or marketing strategy can create noticeable growth. Which daily habit has had the biggest impact on your business?

sarah for me it is not a daily habit but it is talking real estate 24/7, followed up with a 6x year enewsletter that is authentic (i hate doing it). I also post authentic insta post, i wish i was more organized
Ideas for touching base to your "warm leads".
Who has fresh new ideas for touching base and asking for referrals for 2026. Do you think picking up phone and calling is best, buying gift cards from local coffee shops, client appreciation parties? I need some fresh ideas. I learned one from Kreg to put my card/sticker in a book for clients young kids.
