Hey all I have been doing this for I think now over 3 years David can correct that but I can say this really works. I had a client that I worked with for at least two years. First I filed the claim for him and it took the State of California so long to process his claim that in the waiting he died. When they got ready to pay out they wouldn't due to his death, I refiled with his wife as the claimant but the Trust didn't have her included which was the trust from his parents, it only referenced his children so I refiled again in the behalf of his two son's. 2 years later they paid them there check total was over $40k. I received two separate checks deal closed out and 3 satisfied customers.

Amazing work
I need some advise
I have a potential claimant. The property has her father (deceased), and her brother on it. She said the brother whose name is on, told her years ago that he has lawyers on it and she is not permitted to do anything. I mentioned to her that has a heir to her father she is entitled to apart of the money. She agreed to pursue it, I sent over the contract and claim form and she text to say she is worried about the lawyers

Cyon, first step is to review the Deed, it could read Joint Tenants with Rights of Survivorship, meaning the daughter would not be entitled and the property would convey to the brother, without any issues, have you contacted the brother as of yet? Might be your best option good luck, but also check your state intestate succession laws. Just in case the deeds doesn't read, Joint Tenants with Rights of Survivorship.

For the skip trace if there is an amount that you haven't used does it gets rolled over to the following month?

Cyon, the answer is no I have been a member since December 2025, personal experience not guessing. But the quality of skip tracing hits and accuracy are excellent I found 2 Pre-foreclosure Leads I was working before the Texas Auction.
