Mom and pop owners with no electronic records
How concerned should I be about a facility that does not have the electronic records that we're used to seeing from management systems? The property is being sold by a broker who has created a nice OM. However, the limited info that they got from the older owner was handwritten on notebook paper. I can tell the owners are an older couple that are not tech savvy. How do you go about verifying income, rent roll, and etc? What pitfalls to lookout for?

@David Johnstone yea...environmental issues and property line issues are always fun. Always encourage people to get a Phase 1 and a survey.
Internet speed needed for security cameras
Doing some DD on a facility in a rural area. People around there use Spectrum for internet. I'm looking at the pricing and wondering which plan I would need. See below. From my research, it's not so much the download speed that matters but the upload speed for clearer and smoother videos. How do you determine how many cameras are needed and what internet speed? Also, I've heard of others using Starlink. Wonder if that's an option and how much that would be.

NDA
Quick question for those who have wholesaled/self-storage assigned deals before: Have any of you used NDAs with buyers when wholesaling a facility? Or do you not really recommend it? I’m trying to figure out best practices here and whether it’s something I should be implementing or if it creates more friction than value. If anyone has a sample NDA they’ve used before, I’d really appreciate it if you’d be willing to share. Thanks!

Maybe others can provide input, but I'm not really sure the purpose of an NDA. If you have a property under contract, no one can go around you to the seller. And, what would I disclose and to who...the financials of the facility? I see where an NDA is good for a large corporate merger/acquisition, but not sure how it relates to a wholesale deal or simply purchasing a storage facility.

How deep are you diving before putting in an offer? I think that is most people (at least my) biggest challenge, because it 1. takes time and 2. can seem overwhelming. I'm not sure if it's better to go under contract sooner than later because you don't want to obviously spend a lot of resources (time, money & energy) on something that ultimately doesn't work out...or at least try to drastically minimize it.

Wood units
Just toured a facility and noticed something interesting… The units are built out with wood / plywood walls instead of metal panels. I uploaded a picture for reference 👀 Curious how others here think about this: 👉 Do you typically buy facilities like this? 👉 Have you upgraded wood interiors to metal, or left them as-is? 👉 Does this impact tenant quality, rents, or insurance in your experience? My initial thoughts: - Feels more like an older / mom & pop build - Could be value-add… or could mean future CapEx - Not sure if it’s worth converting everything or just improving what’s there Would love to hear from anyone who’s actually dealt with this.
