Internet speed needed for security cameras
Doing some DD on a facility in a rural area. People around there use Spectrum for internet. I'm looking at the pricing and wondering which plan I would need. See below. From my research, it's not so much the download speed that matters but the upload speed for clearer and smoother videos. How do you determine how many cameras are needed and what internet speed? Also, I've heard of others using Starlink. Wonder if that's an option and how much that would be.

@Tommy Xaysongkham Hey, I'm wondering the same, where you able to get info on what internet to use?

@Tommy Xaysongkham Ahh ok thank you.
NDA
Quick question for those who have wholesaled/self-storage assigned deals before: Have any of you used NDAs with buyers when wholesaling a facility? Or do you not really recommend it? I’m trying to figure out best practices here and whether it’s something I should be implementing or if it creates more friction than value. If anyone has a sample NDA they’ve used before, I’d really appreciate it if you’d be willing to share. Thanks!

@David Johnstone @Wes Eaves Yes exactly, thank you David. Since it wasn’t under contract yet, I was mainly trying to understand how people protect relationships and information during early-stage conversations before formally tying up a deal. Still learning that side of the business and appreciate everyone’s input on it.
Self Storage Owners/ Operators
Question for self-storage owners/operators: If you acquired a mom-and-pop facility that had: - no website, no Google Business Profile, no security cameras, no automated gate, minimal lighting What order would you prioritize improvements in? Part of me thinks: Create the Google Business Profile first (since it’s free) Build a basic website Implement management software/system Add cameras Add automated gate + improve lighting But I also wonder if putting photos online before adding security features could hurt customer perception and reviews. Curious how experienced operators would approach this operationally and from a marketing/customer trust standpoint. What would be your first move?

It's Paying Off!
Everything I’ve been working toward in self storage is slowly starting to come together. Getting hands-on experience managing a facility. Being put in positions to potentially wholesale deals. Having self storage opportunities sent over for underwriting and deal analysis. Still learning every day, but it’s exciting seeing the consistency and networking start to pay off. One thing I’ve realized quickly:This business is heavily relationship driven.

@David Johnstone I really appreciate that. I’m still learning every day, but I’ve realized consistency and relationship building matter a lot in this business. Just trying to stay active, keep learning, and put myself in the right rooms and conversations. And honestly, I’m not doing this alone. I definitely have you to thank as well for the guidance and support along the way.

@Dave DeMink Will do. Thank you!
Wood units
Just toured a facility and noticed something interesting… The units are built out with wood / plywood walls instead of metal panels. I uploaded a picture for reference 👀 Curious how others here think about this: 👉 Do you typically buy facilities like this? 👉 Have you upgraded wood interiors to metal, or left them as-is? 👉 Does this impact tenant quality, rents, or insurance in your experience? My initial thoughts: - Feels more like an older / mom & pop build - Could be value-add… or could mean future CapEx - Not sure if it’s worth converting everything or just improving what’s there Would love to hear from anyone who’s actually dealt with this. How do you approach a facility with wood-built units? @David Johnstone
