Situation: - Bought a house for $670,000 back in September 2023 - Expected to sell it for $1,000,000 based on rates and comparables - Had tenants who didn't pay rent and took 5 months to evict. - Housing market changed, and now homes are not selling well. - We have 4 investors involved in this project (First time) - Currently listed the house at $950,000 no traffic - We've spent a total of $921,000 on this house (Eviction and foundation repairs popped up) Possible Plans: 1. Cash Out Refinance: 2. Keep and Rent: 3. Reduce Price: Goal: - Wanted to sell for $1,000,000 to make a profit. - Now need to find the best way to handle the situation without big losses. What questions do you guys have with the information above? How should we proceed forward? If we cash out refinance, all investors gain their equity back but lose owner ship. If we keep and rent, all money is tied up and they share with monthly losses and gains.

Gain their equity back but loose their ownership? Did you pay cash for the house and if that’s what I think you mean…how much could you get for the property? If you can get that full amount or close to it (750k plus) that you put into the home, wouldn’t the best play to be cash out refinance…rent/airbnb the property out and use refinance funds to purchase another fix & flip. Hold said property while airbnb/renting until market will sell for price point
Trying to work out this deal
Spoke to a motivated seller willing to sell his property for 345k in Miami, FL. ARV 600k-630k Rehab estimate 80k. Question: I would like to take this deal on myself. But since I have never done a flip yet (I usually hold on to my rehabs as income producing rentals), its very hard to find a hard money loan. Any private lenders you can recommend? I heard of cross collateral (putting private lender as second position lien holder on another property with equity on it), how does that work?? Another route is I could do seller financing, interest only payments for 6-9 months. Has anyone ever done a seller finance deal? What does the process look like? Any advice? Final route, is to wholesale this deal. How much should I try wholesaling it for? Also, I’m a real estate agent. Any agent wholesalers? Besides disclosing that you are licensed, what other disclosures should you make? Any advice??

In my state (Missouri) wholesaling while being an active agent is a little funky. I was told I would need to have proof of funds for purchase and then I can assign it over. I would check with your broker on steps just to be clear. Interest only payments does not sound like the way, not positive on that note. I would reach out to other agents/lenders to find that private money for FL, dial everyone you can think of. Sounds like you got a 15k-30k wholesale deal if you choose to take that route.

Rough Week!
Rough week here on the home front. We have lots of roller coasters in life that pop up! Keep getting through the valleys and the peaks will be there. Goal this weekend is to get a new contract but also not do anything! Who is up for a day off?
