NEW COMPANY IN DEVELOPMENT
Hello everyone, it is great to be back. I have been away from the Assets for Life community for around 18 months, taking some time to step back, reflect and properly understand what direction I wanted the next stage of my property journey to take. Having spent more than 30 years in construction and over 20 years building and running my own design business, I knew I still had plenty of experience, energy and ambition to bring to the property sector. I simply wanted to make sure my next move had a clear purpose behind it. During that time, I completed another self-funded residential development, taking the project through funding, construction and delivery. It reminded me how much I enjoy bringing together the commercial, financial and practical elements required to turn an opportunity into a completed development. It was also through property that my working relationship with Catherine Quy developed. Cat originally reached out for support on one of her projects and what started as me acting as a critical friend quickly grew into a strong working partnership. Cat brings more than 20 years of planning strategy and site assessment experience, while I bring construction, development finance, commercial appraisal and project delivery experience. We discovered that our skills, outlook and values complemented each other extremely well. Fast-forward to today, and we have now co-founded Cornerstone Strategic Land & Development Ltd. Our focus is on identifying land and property opportunities where value can be created through the right planning and development strategy. This includes land development opportunities, previously refused or stalled planning applications, and commercial-to-residential conversions. The last 18 months have given me the space to reflect, learn and return with a much clearer sense of direction. I am looking forward to reconnecting with familiar faces, meeting new people and sharing the next stage of the journey. Strategic Thinking. Lasting Value.

Success Journey of Kabita!
Massive congratulations to Kabita on securing her very first property deal! Kabita first came across AFL through a Facebook advert and decided to attend the 3-Day Property Bootcamp. Like many people, she had some knowledge of Buy-to-Let but wanted more than information. She wanted a proven roadmap, mentorship, confidence, and a community of people who were already doing what she wanted to achieve. Although she attended the Bootcamp in July, life got in the way and she didn't start taking consistent action until November. Fast forward just a few months, and by April she had secured her first deal. The result? A repossessed property worth around £250,000, purchased for £152,355, almost £98,000 below market value. She raised the finance, moved quickly, and is now expecting around £350–£400 per month in cash flow once the property is refinanced and rented out using the BRRR strategy. What I love most about Kabita's journey isn't just the numbers. It's the confidence she's built. She learned how to analyse deals, raise finance, build relationships with estate agents, and trust the process. She leaned on mentors like Tana, Jackie, Mr & Mrs Dobson, and the wider AFL community, and she kept moving forward. If you're just starting out, remember this: you don't need to know everything before you begin. You need the right education, the right people around you, and the willingness to take action. Book review - Cash Flow Quadrant
2nd book down, so here is the review: Working on the third, however this is via Audio Book, “5 AM club”, will update with my review hopefully within the next week Hope you enjoy 😊 Cashflow Quadrant is a powerful follow-up to Rich Dad Poor Dad, my first book review, the book dives deeper into how people earn their income and what separates the wealthy from the working class. The book introduces the four quadrants of income: E (Employee), S (Self-Employed), B (Business Owner), and I (Investor). Kiyosaki argues that true financial freedom lies in moving from the left side (E and S) to the right side (B and I), where money works for you rather than you working for money. As a reader, I found the concepts both eye-opening and practical. Kiyosaki uses personal stories and clear examples to explain why mindset is crucial to building wealth. The biggest takeaway for me was the importance of financial education—not the kind taught in schools, but the kind that empowers you to take control of your financial destiny. However, the book can feel repetitive at times, for someone looking for a mindset shift and a framework to understand wealth-building, it’s incredibly motivating. Cashflow Quadrant is a must-read if you’re ready to rethink your approach to work, income, and long-term financial freedom.

@Paul Baines yes it was good, did get some really good insights from RDPD, as per this book a Lille repetitive. What was nice is being a business owner many of the things resonate as more of a reinforcement to what has been my journey so far. Which was comforting

Assets For Life Awards Dinner
Well, what an incredible evening was had last night as the AFL awards dinner. Such an inspiring room full of like minded, hard working individuals all led, taught and nurtured by the great team at AFL. This year has been a game changer for us, and joining the Commercial Conversion bootcamp back in June was the pivot that changed everything. Mark Stokes and Nigel Green bring so much experience to the table, steer us in the right path when maybe we fall off the pavement. Wow, what a team! And Georgia for being so patient with us!! 🤭 Liam inviting us to appear on one of his podcasts, well that another level of wow..!! And then this happened…. Not one, but 4 awards. We cannot thank the team at AFL enough for their support and for recognition of the blood, sweat and maybe a few tears we’ve put into this year.

Grasshopper Property Success Friday
Wow what a week….. 🤩 To start with we spent a few days away in the Isle of Wight at the festival with friends. Saw so many amazing bands it was one heck of a weekend for music.. and maybe a beverage or two 🤭 However, on the property side we wanted a pipeline and movement, well we have it!! Oxford House is in legals and keys due anytime and can’t wait to get started. We have decided to retain and run as a short term let property 👏 (4 month project) Derelict House we offered on was accepted Weds with a refundable deposit of just 10% subject to planning! What a result, the power of feeling in control and all that!!! 💪 (14 months project) We are going through the motions of purchasing a new build project where the previous investors left the contractors high and dry. Means we can get a great price for the started project but the end result and GDV means huge returns… another great result and the power of negotiation and confidence. 👌 (6 month project) Never thought I would say we have purchased a funeral home … but we have!!! 🫣🤭🤩 to covert to 9 apartments. This is a Blue Plaque building listed, so just a few hoops have been scrambled through by the our power team to sort this. Final plans to be submitted. And get this, we have managed to agree a Lease Option and pay on exit at an unbelievable price. 🏆😃 (2 year project) And finally, the Grade II listed commercial site in Banbury, we have the final meeting on Tuesday so add data to the offer then we go to offer. 🤞(2 year project) Something Rob said earlier this week “Here we go fasten your seatbelts we are about to take off”. This will all be about planning and making sure we build in contingencies to allow for delays in build etc. But we have such a strong and willing power team and the due diligence they are putting in and questions they are asking to ensure we get a tax relief where we can, SDLT relief where we can and building high end but at cost because of how we’ve agreed the project set ups and relationships.
