I’ve seen this question floating around in a few different threads. If you stacked up Buildium, Door Loop, Yardi Breeze, Other PMS Brand TBD in a poll, who would come out of top and why… specifically for small bay industrial?

Facebook Marketplace tips
Anyone who has experience doing their leasing thru FB Marketplace have any tips or tricks of the trade they've used besides the usual best practices of using great pictures and good descriptive copy?

Curious what’s actually working for everyone on the marketing / lease-up side. Here’s what I’ve done so far on my small bay project (4 units, 20x40): 1. Paid for LoopNet Listing ($400 quarterly) → this did work. Landed an out-of-town cabinet shop tenant from it. 2. Facebook Marketplace + local FB group posts → lots of interest, but lower quality leads. 3. Road signage at the property. Been running these adds 90 days during completion of construction and only have one tenant to show for it. Biggest issue I’m running into: I’ve had multiple strong “yes” prospects that end up ghosting. - Two pre-lease contractors were very interested → construction took ~30 days → both ghosted. - One luxury storage type guy literally shook my hand, said he’d take it and prepay a year → then disappeared a week later. So I’m trying to tighten up: - how I handle inbound leads - how I follow up - and maybe where I’m even advertising I’ll attach my LoopNet listing + a FB Marketplace example. Questions for the group: - What platforms are actually producing real tenants for you? - Are you doing anything different to lock people in during lease-up? (deposits, soft commitments, etc.) - Any tips on filtering out the tire-kickers early? Appreciate any feedback — still dialing this in.

@Shital Thakkar had one unit roughed in for toilet. All have a mop sink rough in. Planned on a shared bathroom. I offered up fits BUT most of my first round of tenants are not interested. 20x40 units. They want lights, receptacles, and easy access with powered door. That’s it.

Hotshots - What would you do if you had to start over? Built a 4-Bay, rented it out in 30 days. Should cashflow awesome. Building for $55/SF renting for $14.25/SF/YR in WV and its not even a hot market. I'd put my product more towards luxury/business storage. I feel like I'm on to something.. BUT I'm not daddy Warbucks. Currently a GC project manager, make about $100K, have a wife and 3 kids. Middle class grind. Dipped the savings, sold silver bars, took a loan on the house to build the first one. Money down is my biggest constraint. Condo-ing? Sell some as spec? Get investor money? Camp out and save up $$$?

Environmental risk and automotive tenants
Do you pass on deals that have automotive tenants in the property? Obviously that's why we do environmental assessments, but there is always the contamination risk during the hold period. Even when the lease language has the right protections these are still small businesses that might be long gone after you discover contamination

My property had a Speedway gas station on it 20 years ago. Came with deed restrictions from the environmental remediation. Got the property half price. Worked out 🙌
