Just finished reading Bricks, Mortar & other people’s money by Liam @Liam J Ryan Easy read! Really straightforward, practical guidance on getting started properly in property — strategy, numbers and mindset all laid out clearly. Pad full of notes!!! Anyone else read it yet? Why does everyone keep falling for the too-good-to-be-true deal?
Let’s talk about something most people in our community NEVER admit… Information asymmetry. Some people know the real numbers, the real risks, the real timelines… and others are left guessing, hoping, or trusting someone’s “highlight reel.” That gap is EXACTLY where people get burned. . Not because they’re stupid. Not because they’re lazy. But because the deal was presented as cleaner, safer, and easier than reality. And let’s be honest, in property, business, or any money-making space…the more confused you are, the easier it is for someone else to profit off you. You’ve probably felt it before: - That uneasy feeling after someone pitches a “can’t-lose” deal. - That small voice saying, “This sounds too perfect…” - That moment you realize you don’t have all the information… but feel pressured to move fast anyway. Here’s the truth: If you don’t fully understand the deal, YOU are the deal. So let me ask you this, and be honest Have you ever walked away from a deal because something felt off… and later realized you were RIGHT? Or…Have you ever jumped into something that sounded amazing, only to find out the real story after you were already committed? I think we’ve all been there. For me, clarity and comprehension is important —if I don’t fully understand it, if I don’t see even the far off outcome, if I feel too sales suckered, or too pressured, or if I don’t trust, I tend not to commit on impulse.

Hi Stephen, welcome to the group! I’ve been on a mission this year to use AI in business and the tools I’ve found helpful at basic level are: ChatGPT – for deal analysis, checklists, and understanding strategies. Canva AI – quick branding, marketing posts, presentations and visuals. Google Gemini – great for research, market insights and simplifying complex information. And the two I’m learning next are a level up in terms of property-specific use: Property Filter – helps narrow down deals and analyse opportunities more quickly. LandInsight – useful for sourcing, due-diligence and assessing potential sites. Still early days, but these tools definitely help structure the learning!! What part of your work are you hoping AI can support?

Good afternoon all, I have joined this hub as a way to level up my property investment journey and connect with likeminded individuals. My experience is with BTL’s and HMO’s, with commercial conversions being my next interest as well as project development and deal sourcing- if you can find the deal first, then you get first choice of whether to take it or pass it on! Deal Packaging Bootcamp
Just finished the Deal Packaging Bootcamp with Jamie York and the team. I feel like my brain is completely melted and will take a moment to realise the enormity of these last three days. So. Much. Information. SO. MUCH. VALUE!! I met some really great people whilst there. It was really lovely to start making some real connections and thank you to everyone who made it such a lovely experience.
