I buy Self Storage Deals 30,000sqft +
I am looking for self storage deals 30,000 to 80,000 sqft in most states, no rural areas, 20,000 population in 3 mile is a good start. Also Boat/RV storage is good too, not RV parks. Seller financing is a plus. 949 632 2600 txt plz.

broker friendly conversation
I've been using 2 broker friendly terms when I first speak with the listing broker on one of their deals. 1. "what is the cap rate based on the actuals. (actual current rents and expenses) 2. "Can you tell me what the seller's 'whisper' price is on the 12 unit" 3. these are just 2 ways to phrase your questioning to appear more seasoned. not a 'newbie'

The problem with actual expenses from the seller, your property tax will be more, maybe a lot more and now depending where the property is, insurance is getting crazy. Getting insurance quotes in Florida for any asset is out of this world. I looked at a self storage deal and the insurance killed the deal. you cant raise rents to make up for it.
