Proposed chat solution for our Wholesaling Real Estate and other Skool communities using a web/circle of trust model.
@Sam Ovens @Zach Ginn @Richard Ginn . Sam Ovens', the CEO of Skool's link didn't turn blue. I guess I have to be in a community that he is in for this to happen. However, I'll bet Zach can reach Sam very easily :) . Currently our Skool wholesaling school community has 8 members out of almost 60K members that have admin level access. . What would happen if the admins could create a lower level of admin access called vouchers? . The vouchers would have two independent categories of vouching. One category would be I met Joe Smith in real life at. /// Proof would be demonstrated by them taking a selfie together with the person they are vouching for. /// The admin and the voucher would post this to the "Web of Trust" category in the school community using their individual Skool accounts. This would be proof that the Skool members have met in real life. This is not complete proof of identity, but simply proof they are not a bot. /// /// Once someone has been vouched for they will be able to vouch for other persons in the community that they have met in real life as long as they don't break their circle of trust. /// /// This would solve the bot problem unless someone chose the break the circle of trust and vouch for a deep fake bot in which case they would no longer be in the circle of trust. /// /// /// This would allow the vouching process to scale geometrically. . Another category would be I have JV'd with the person I am vouching for. For me this would carry more weight than the meeting in real life category. HUDs would be used for verification. Like the "I met at category", the circle would start with a member of the admin group. There would be a high probability that the person that is vouched for is really using their real name since their name is on the closing document, in particular the HUD. There is still a remote chance that the voucher used fake/fraudulent documents to close a deal. We can never completely prevent fraud, but we can significantly reduce it.

@Canter Clark Yes honestly
Opinions
So what if i found a vacant piece of land with a water front ocean view and the avg sale price in the area is about 2.9 million but the parcel is like 306k whole sale price owner owes about 289k on mortgage, does this sound like a good deal that an investor would jump on ? i mean it does to me but i am not completely sure...

What is the marketing budget you need to do M2M. What all does it entail exactly? I just want to know before I go all in.

📱 Why Every Wholesaler Needs a Professional Social Media Presence (Even Before Closing Deals)
One thing I’ve noticed in real estate wholesaling is this: sellers (and even buyers) almost always check your social media before doing business with you. Think about it… if you’re offering to buy someone’s house fast for cash, wouldn’t they want to see who you are and whether you’re legit? 👉 A professional social media presence helps you: - Build instant credibility & trust - Show you’re active and serious (not a fly-by-night wholesaler) - Attract buyers, sellers, and even JV partners organically - Stay top-of-mind with your network without cold calling 24/7 The best part? You don’t need thousands of followers or flashy content. Even a clean profile with a few posts about who you are, what you do, and how you help sellers can put you miles ahead of the competition. ⚡ Quick tip: Make sure your profile picture, bio, and contact info are consistent across all platforms (Facebook, Instagram, LinkedIn, even TikTok). Sellers notice! 💬 Question for you: Do you think building a strong social media presence early is worth it, or should wholesalers focus only on deals first?

🏠 Why Every Wholesaler Needs a Website (Even If You’re Just Starting Out)
Hey Wholesaling Family 👋 We all know that finding and closing motivated sellers is the lifeblood of our business. Cold calls, driving for dollars, and texting all work… but here’s something many wholesalers overlook: having a simple website can multiply your credibility and bring in warmer leads. Here’s why 👇 - Credibility & Trust – When a seller Googles your name or company and sees a clean site, they instantly view you as legit (not just “another person trying to lowball them”). - 24/7 Online Presence – While you’re sleeping or busy locking up contracts, your website can be capturing leads with a simple form: “Need to sell your house fast? Fill this in.” - Cash Buyer Attraction – Buyers also check who they’re dealing with. A professional site makes it easier to build your list and move deals faster. - Stand Out from the Competition – Most wholesalers still don’t have a site. Being one of the few that does instantly sets you apart. 👉 The truth is: You don’t need something complicated. Even a 1–3 page site with a contact form, your company story, and a seller/buyer page can change the game. 💡 Imagine this: You’re cold calling a seller and they ask, “Do you have a website?” Instead of fumbling, you drop your link. That tiny moment of professionalism could be the difference between losing or locking up the deal. QUESTION FOR THE GROUP: Do you already use a website in your wholesaling business, or do you think social media alone is enough for credibility today? Can’t wait to hear your thoughts 👇

@Darrell Jones Haha I hear you, building is definitely the toughest part. Did you build it yourself or have someone set it up for you? I can help you in revamping, polishing or optimizing it so it works better for attracting leads, Are you interested?

@Keanu Hood Nice! Are you building it yourself or having someone set it up for you? And is it seller focused and optimized?
